90 days is not that long. You are forgetting that a contract must go pending, then a mortgage is applied for, and takes time to obtain. Plus there are inspections to do. I wouldn't have wasted my time on a contract for less than 90 days. Setting up a listing takes time. 30 day extensions of an existing contract is fine, but not an initial listing.If you have many properties flying off the shelf in less than 25 days, which is the case if the average DOM is 25, then they are under priced, and probably cash purchase or owner financed. Or are your DOMs based on contract date, rather than settlement?IP
