regarding the gundaker listing link you provided: Does "forc indi" on heating mean that the units have forced air systems? If so, your cost is going to be considerably less than otherwise would be the case. If the ductwork is there, your total cost should be in the 10K ballpark, I would think.
OTOH, putting ductwork into the solid brick walls is TOUGH. If you are looking at upstairs/downstairs units, however, you have the much easier route of running the second floor systems from the attic. (AND, is the electric service sufficient for AC? I note that the furnace is gas . . .)
Given the variable costs of labor in the construction trades (which actually tends to be higher for St. Louis than one might expect), you probably would be best off getting ballparks from HVAC contractor.
