In a lot of cases, 'green' means different things.
Carpets that don't have VOCs and paint that doesn't have VOC (volatile organic compounds) and Earth friendly building materials....... recycled lumber for decks (composite-wood or similar).......and stone instead of other stuff.....
Then they throw in rain water recycling for the garden (rain catchment systems), and 'energy efficient appliances'.....(which just about every new home comes with)....and maybe an instant hot water on-demand heater - tankless - and similar gadgets.
Maybe a heat barrier under the shingle roof...and a slightly lighter color roof. Maybe another $250 to intall when built.
Then call it 'green'.
Of course, it will still have granite counter tops, double or triple ovens, a Sub Zero type stainless refrig ........loads of lighting (oh, they'll throw in a bunch of CFLs), thermopane windows with E-film, etc.
The cost to really go green, like geothermal heat pumps (another $20K maybe) and total outside wall insulation packages (maybe $10,000 more) usually aren't able to be sold, even if it lowers heating/cooling by another 50% or more. Payback too long.
