The cost to really go green, like geothermal heat pumps (another $20K maybe) and total outside wall insulation packages (maybe $10,000 more) usually aren't able to be sold, even if it lowers heating/cooling by another 50% or more. Payback too long.

I don't know about other areas of the South, but here in Atlanta, heat pumps are fairly common, and I find it very hard to believe they cost an extra $20 because I've seen them in the less expensive houses.
