Thanks you so much for all the answers. I've read the IRS publication and have a clear picture of things. I'm just trying to integrate the tax consequences since I am planning to add another rental property probably within this year or 2009.

I've had a tax preparer do my taxes before and he was charging me over $500. Truly I don't mind paying that much (I wish it was a bit cheaper maybe $300), but what bugs me is that he doesn't really spend any time with me explaining and trying to give me some advise how to improve with my taxes. Here's some advise to the CPAs out there. After the tax season, it might be good to contact some of your clients and go over their returns and give tips how it can be improved. Are CPAs very busy after the filing season? Just wondering.
