It has been so easy for both us and the sellers, we can't imagine what value added an agent would bring to the table for 6%.

Using a good agent has resulted in a higher net price than we would have obtained on our own.

The sellers work is mostly done by the time the property is listed. Preparing a home for sale: disclosures, inspections, termites, landscaping, staging, marketing, when to list, etc..., isn't trivial. Advice on more subtle issues of what needs to be done to avoid liability is very useful.

Our home sold in a week. Our agent had the process down: list mid-week, open house that weekend, and offers to be in by Tuesday. Marketing was to agents, online and offshore. We are in Silicon valley. Including marketing on Chinese language sites is practical.
