how to go about doing what I need to do without getting a mortgage.
you've heard an answer - you just don't like it - Rent.
It doesn't have to be a 1-bed apartment.
Look at renting a house, or at getting a roommate, or renting a mobile home.
I never said the mortgage would be in my name.
Whose would it be in?
Doesn't really sound like any of your relatives have the ability to pay for a mortgage... (At least thats my perception of what you've posted)
Maybe it isn't as dire as you've portrayed it - but from what you've said it doesn't sound like you'd be able to get a normal mortgage - maybe you can find someone doing rent-to-own on a place or something, but those aren't common. Sitting down with a mortgage broker and asking them to see what you qualify for is something you probably should do - the credit check will hurt your scores only a little. I'd ask them to figure out what you possibly would qualify for before they pull your credit score. (See if even with excellent credit scores if you could afford anything)
