But you can find sellers who over priced their homes and did not get it sold. Now they are looking at a long winter unless they find a buyer. Maybe they can be a bit more flexible on terms.
Of course first time home buyers and empty nesters can make a deal and move any time.
If you're a seller, I think it depends on what "buyer stage" target market your house is in.
Last year my mom's home sold/closed in October after a spring contract/July closing fell through. 40 years ago when my parents were buying, unless you moved to a different area your first home was likely the home you raised your children in. But by today's standard, these houses are "starter homes". August was dead for contracts due to many going on vacations.
The couple buying her home were first-time home buyers already in the school district since they were renting.
