A correct price is ultimately what will sell a home. Almost any home in any condition and in any location will sell when priced correctly.

Feedback on your home from buyers can be useful but has to be interpreted. I had a home listed and many who walked through said the home was priced correctly. They also told me it needed updating. I believed the home shoppers were telling me, in a polite manner, my home was overpriced. This home needed updating in order to bring the price I wanted. I would love to have a hidden camera to get the true feelings of these home shoppers at open houses.
