As to dividend consistency, some REITs are remarkably consistent. One that I own -- Washington Real Estate Investment Trust (WRE), a diversified REIT in the Washington, D.C.-Baltimore area -- has RAISED its dividend for 29 consecutive years. That goes back beyond the Nixon stock market of 1973-1974. Another is United Dominion Real Estate (UDR), an apartment REIT (mainly in the SE US but expanding elsewhere like Texas), that has RAISED its dividend for 22 consecutive years. BRE, now a West Coast apartment REIT has never lowered its dividend and has raised it every year since converting from a diversified REIT to an apartment REIT a few years ago. How consistent can you get?
