We found a foreclosure we are very interested in*, and are now kicking around numbers of what price is the max and will still work. Some sources say assume 11 months of rent a year. Some say assume 10. What has been your experience, in real life?

***DH read thread and was really moved to examine his attitude about investing. Maybe seeing my thoughts in print was an un-emotional way to reach him. Also, he loved the back and forth of the discussion boards. AND he would like me to say that he always puts a couple of bucks in the tip jar if the coffee is on the house during his shift.
