LOL, as a matter of fact, before getting into real estate, she was a social worker. As far as being manipulative, if she successfully manipulates (shall we say "steers"? same thing, without the negative connotation) buyers on my behalf, that would be what we want. :)

I think everyone wants the same thing: quick sale at a price fair to both buyer and seller. The question is who can get that done.
