First things first: my thanks to all the regular posters on this board, and in particular to Phil, for all the good information I've gleaned over time.

And onto the next thing:

I vaguely recall (but couldn't find) a discussion of using the 2001 deemed sale election for a primary residence. I'm interested in doing this, but I have some questions that I hope this board can help with:

- Will this even be allowed?
- How would I determine and document my home's value as of Jan 1, 2001?
- Would this affect the assed value of the house for purposes of CA property taxes?
