Er... if the property is on a busy street it may well be worth more going from residential to commercial.

The lot itself is only worth about $15K. She lives in a rural area, about a mile off a main highway on a blacktop oil road. At one time there were probably about 30 houses in the general area. Now she has one neighbor and they are surrounded by heavy construction/oil field manufacturing plants and a natural gas plant. If we're lucky, we may sell it for about half of what she now owes against it.
