Every contract I submit for ourselves states that the property must appraise for full purchase price. It has helped me to bring down the purchase price more than once...but we are not the average buyer.This may work in a normal market, but here in Southern CA, where multiple offers are received for just about every property, a contract with that provision in it wouldn't even make it to the seller's kitchen table.
