For me, the biggest negtive on REIT's is that virtually every talking head on Wall Street is currently singing their praises. That's never a good sign as that crowd tends to have crystal clear vision out their rear view mirror

I have to agree with Golf. Approx, 15 months ago, I built a portfolio of 8 - 10 REITS all yielding more than 10%. My thought at the time was why not REITS as a bit of leap forward from a portfolio of junk bonds. 15 months later the portfolio is up 31% (including monthly/qtrly dividends). I will note that it has been the best performing portfolio I have.

Now that everyone is touting REITS I am planning on selling all of it between now and year-end.
