FWIW I did my own simple spreadsheet with 0-12% cap using first of the year S&P prices back to 1950. I added 2% annually for dividends. A single $1000 investment would be worth $280k using the S&P, $90k with the caps. Seems to confirm the earlier results somewhat. -murray
