Dennis, With interest rates this low, refinance. Have you checked out www.eloan.com? This may help you decide if you have the best rate possible.

DO NOT forget to contact your current mortgage servicer. If you have been making your regular mortgage payments, they may be willing to cut you a deal on refinancing so they don't lose you to the competition. This could save you closing costs.

You may be better off paying a higher interest rate if you can substantiallly reduce your closing costs.

Once you are at a new rate, lets say 7%, you may be better off investing extra money rather than prepaying the mortgage assuming you believe you could make more on your investments that 7%
