Hi: Unless you have lots of handson experience with house remodeling and want to invest your own "sweat equity" I would not recommend this as a profitable venture. Unless you can find a real Gem that is really undervalued your remodeling costs will almost always exceed your expectations.

I am a Rehabilitation Specialist with the City of New Orleans. With years of experience, we almost never find all the problems with a house by an initial inspection. We have had houses we were working on literally split apart and fall into the houses on either side. The potential liability is huge.

Be careful.
