Our inspector unearthed a structural problem with the house we were interested in purchasing just recently. He donned a bunny suit and crawled around the very tight crawlspace for about 20 mins! Other inspectors don't even go into crawlspaces-- they'd recommend a "structural contractor" or leave it up to the termite inspector who is usually well versed in finding termites but not necessarily in determining the structural integrity of the house.

bottom line: Get references, use word of mouth, check history. Find out exactly where the inspectors will go within the house. Hire the best. It is worth the few hundred dollars.
