I can understand your wifes concerns. I am not a real estate agent, so I have no vested interest here. I will give you two points to think about. First, you state that the home you are interested in is for sale by owner. If this is the case, then the owner is acting as his own agent. If you contract with a realtor in your area, then he/she will be representing you, the buyer, not the seller, and should therefore be looking out for your interests, not the sellers. Second, you need to ask yourself how much of your own time, and at what cost, are you willing to put in to obtain the necessary level of expertise to make a sound decision. Your time is worth money also, and it may be a wise, and less costly, decision to deal with a real estate professional that is representing you, the buyer.
