I checked out the Amazon reviews - there are some good reviews, but from a long time ago mostly. I'd guess the info is pretty dated. I think the auction model is not for novices unless you're dealing with a distressed property that you just want out of.

I did just sell my home in 5 days, although as someone pointed out, it isn't really "sold" yet because the closing isn't for a few more weeks.

I spent a ton of time up front cleaning. Scrubbed EVERYTHING. Cleaned all the light fixtures, scrubbed the floors, vacuumed like crazy, etc. I also removed about half the stuff from each closet, drawer, etc, to make everything look very spacious. I removed some furnishings and decor (including anything really personal) but left most of that. We didn't have stagers or buy or rent anything specifically to put in the house, but my furniture and stuff was mostly pretty good. I made sure all the windows were washed and shades were up and lots of light coming in.

I repainted trim and fixed some obvious stuff that needed fixing. Re-mulched the planting beds with red mulch (my realtor thought that was very important for some reason), power-washed the deck (didn't get a chance to re-stain it before the house sold).

I did have a realtor, who helped me determine the best asking price and evaluate offers. He didn't really bring any buyers, though - basically just getting on the MLS is what brought in the buyers. Where the realtor is also coming in handy is evaluating offers, writing counters, and dealing with all the oddities that pop up when you're selling a house to someone (I've sold three and bought two homes and it seems like there is almost always some kind of odd thing that happens at some point in the sale to make everyone freak out while the realtors sort it out).

All that said, I have a desirable type of property in a desirable part of town, so I think that's the best thing for selling a house fast...
