I clean out my boxes with a trowel. then I take a 50% mix of Murphy's oil soap and water and spray the inside of the box. this smothers any feather mites and gets the box ready for next year or later in the summer. I leave the door open about 2 weeks. I used to have the tree swallows nest 2x in a box every year.

most of my boxes now have titmice, black cap chickadees, and house wrens. all the birds that can nest after the neighbors cut off their out door wood burning furnaces. Any birds come, during that time either move on or are found dead in the box.
