I have clients in the same situation. They're "testing the waters", want a certain price (about 6 months too late) and were up front about it. I took the listing (30 day), knowing that we might not get much movement, but things are picking up (Spring is coming). They also offered to reimburse part of my marketing costs and we'll discuss that when the listing is withdrawn.

Be up front with your Realtor, don't be passive about marketing the property or preparing it for sale.
