I just wonder why there is such a large discrepancy in the due date and delinquent date. Since the late date affords the additional time to accumulate greater safety net of funds I find it more sensible to pay at the later date, no consequences withstanding.

Local or state politics probably play a large role in determining the payment terms on property taxes. Pay particular attention to whether they charge a fee for paying later.

In Monroe County, NY, we have the option of paying in three installments instead of all at once. But you have to at 1.5% to the second installment and 3% to the third installment to do this. An even bigger issue is that I have to pay in one installment to get a receipt. I need that receipt if the IRS ever audits my itemized deductions.

If you don't have to pay interest on paying later, and you don't itemize or can get a receipt anyway, pay as close to April 10 as you're comfortable with.
