I live in Wildwood, which is the newest city in St. Louis County. It is far west on state route 100. It runs from Ellisville to the county line and includes Six Flags.

House number 7 put up a for sale sign today.

I suspect that people who were under water on mortgages now are back in the black and families have had time to build their equity and down payments to finance bigger homes as their families grow and need more space. (No more new job or divorced but cannot sell the house.)

The smallest houses in the development are ranch style of abt 1400 sq ft. They have mostly been bought by young couples moving in from apartments and often starting a family. But recently they seem to go to downsizers. Retirees who want less to take care of.

These houses are abt 20 yrs old. The largest are two story, 2600 sf, but most are story and a half at abt 2000 sf. 3 & 4 br with attached two car garage. They are priced close to the median in Wildwood at $210 to abt $250 depending on sf. These are frame houses some with brick facing. All with full basements many with walk out basements. Most on smallish lots abt 7000 sf.

Good schools. Moderate taxes. A nice place to live with parks and trails. Far western suburbs but an easy commute to anywhere in the area.
