I'm finally back at a computer and see you've pretty much got your answer. For the record, I agree with Ira - if no one has used the house since the date of death, I'll treat it as investment property and take a loss.Often, that loss is roughly the selling expenses, particularly when the house is sold promptly. (Which, I realize, isn't your situation.)--Peter
