I'm not a lawyer, but the following is a possibility that you might explore:

When my father's health began to fail several years before his death,he gave me his house but retained a "life estate." Hopefully someone with more legal knowledge will post a better explanation of this legal maneuver, but essentially, it meant that my father retained in control of his home until his death, but that upon his death the house automatically became mine.
