In 2006, I had 8% of gross rent go to maintenance and repairs. This was for 3 single-family detached houses (3 bdrm, 2 bth) and two 2 bdrm, 1.5 bath duplexes. So four units in total. The duplexes were built in the mid-80s, the houses in the mid-60s. 2006 expenses included hiring a couple of students from the university to paint the exterior of one of the houses, and completely replacing the carpet in one side of the duplex. With 5 units, such things do not happen every year. Given that your units are relatively new, I think $2400 a year seems pretty adequate. Bob
