In much of the Greater Kansas City Metro area, home prices are still declining. Properties that have remained unsold during the peak selling season from March - September are dropping asking prices until buyers are found.

Is that really a price "decline"? When I hear in the media about price increase/decrease, they usually mean Sales price and not List price, since any seller could list a home for way over average/median prices for their area - so a drop in list price for that home wouldn't necessarily mean "home prices are declining" if that home was mis-priced to begin with and then sells for average/median for that area/size/style.
