is it just randomly bad ...or systematically high?


It has our NJ house's 2006 sale price spot on.

It values the house we sold in 2000 in Dunwoody/Atlanta at 75K less than we sold it for and barely more than we paid for it in 1991. I am certain that neighborhood has not gone down in value more than a few thousand, if that. Certainly not to 1991 levels.
