Kasha- I live with her in one unit. I pay rent to her, but she has been making the full payments for over a year. No rental income so far; we've had it listed for a few months now, but we just started getting traffic in the last week. Moving during winter in Minnesota isn't very desirable. No late payments and yes, they are both on loan and title.

Gingko- No contract. Their parents divorced when she was 13 and he was a parental figure for many years. They were very, very close and he convinced her not only to buy in the first place, but also that any differences could be settled between them, as rational adults. His word apparently wasn't worth very much.
