If this money IS for a house downpayment, I don't think I'd put it anywhere but a CD. Why? Everything else you mentioned you can loose principle. You would hate to find your "dream house" only to loose it to a market down turn/crash the next day.

Anything that you will need money for within 3-5 years, its best to have it in cash or cash equivalents.
