Unless, of course, your buyer says, "Look, you don't have to pay 6% to a broker, so I expect you to knock 5% off the price and you'll still be 1% ahead."

FWIW, my neighbor sold his house FSBO and "saved" $10,000 of commission. (We have the exact same model house, completed 2 months apart, both original owners. Except his backs up to the park and has a front porch & stone on the front.)

A few months later, we put our up for sale sith a broker, and paid 5% commission------but got $25K higher price. And his house was more desirable. much did he save by selling it himself?
