My first experience with title insurance was when I bought my first home. In going through the closing, what I found disturbing was that I paid my financial institution who paid a lawyer to perform a title search. A few items later came title insurance, which I have to pay in case my new home was found to be built on someone else's land and they wanted to reclaim it. I paid for the search, and I had to pay insurance if they screwed it up! Yes a rip off, because you are insuring the instituions, not yourself. If you did not have the insurance, you could sue them and get re-imbursed, but, they won't sell you the house if you don't pay for the insurance.
