My parents did this for many years. They went through lots of different renter classes before settling on the medical student idea. The young women students were especially trouble free and nice to have around. Many became lifelong friends, and were even very helpful when my parents got old and needed medical care themselves. Some were there for quite a few years, in that they stayed on to complete residencies and sometimes post doc fellowships too.
