One problem with REITs is that everyone already had the same idea and jumped into them after exiting the stock market. You can see how much REITs have jumped just this year; around 10% in just 6 months.

There is talk of REITs being overvalued now, although not to the degree that stocks are.

I put a small amount in REITs, but I've been slowly putting my money in tax free muni bond funds (Vanguard's). I have some in an E*Trade money market account (4.75%), just in case a really good investment comes up (e.g. the stock market crashes by 50% this year, instead of taking years to do it).
