My wife and I are in the market to purchase a new construction condo in town. There are several like-units for sale by investors selling soon after initial close. My question is twofold. First, does making an offer on the unit without the use of a real estate agent give us any bargianing power with price? And second, will the lack of representation leave us vulnerable at closing? We have looked around extensively on our own and know that this is the one we want to purchase. We also know that the price is reasonable. Also, the seller IS using an agent.

I would just hate to (indirectly) pay someone 3% if all they were doing is showing up at the close with pen in hand. Any comments would be appreciated.
