"1. No signs can be posted anywhere on the property visible to the street except for "for sale" signs."

What kind of sign did you need. They are worried about people running businesses out of their apartment, selling Avon that kind of thing. My guess is that infrequent "Jimmy's Birthday ===>" signs will be overlooked.

"2. The HOA agreement must be attached as an addendum to the lease agreement. If the tenant violates an HOA rule, the HOA board of directors has the right to evict the tenant. There's not even any language about notifying the owner."

The HOA cannot infinge on a tenants statutory rights. I would not screw with the HOA. If you have a tenant that is annoying them get ride of the tenant.
