You inherited an 'asset'. From what you describe it is NOT worth owning this 'asset' and it would be a financial sinkhole and real problem with maintaining it, keep it from being vandalized or lived in by squatters, and even after re-hab still a 'remote' problem of it's there and you aren't. How you going to get the snow shoveled off the walks to avoid city fines and keep the grass cut? How much you pay in electric and water bills even if no one there? You're going to want lights on timers and maybe a security system.

Unload the place ASAP.

Forget about 25K in rehab. Unless you've done it before, it's a long process and if you aren't there, you'll be taken to the cleaners by contractors.
