I'm ready to make an offer on our first home purchase. I foolishly reviewed comparable sales data in the same plan. I calculated the price per sq.ft. for the other homes and am using that as my basis for determining my offer. The houses are all the same age. Some have finished basements (my prospect does not). Most likely have original roof (20 yrs.) and mechanics whereas my prospect has new roof, furnace, and water heater all within last 5 years. The remaining amenities, yards, and appearances are all essentially the same.

Therefore, I figure I need to add some to my base offer (based on $/Sq.ft.) to account for the new mechanics. I have no idea how much furnaces and water heaters cost for a 4BR/2BA home of 1700 sq.ft. Any ideas? Am I going about this all wrong? Anything else I should consider?
