I am interested in highly motivated investor's who would like a conservative and steady 12% or more return on their investment. I have negotiated very very favorable prices and terms on dozens of two-story brick single family homes located in eastern pennsylvania. Units are 3 and 2 bedroom, 1 and 2 baths. What makes these properties so special is that they are priced between $20,000 and $40,000 dollars each. Add to that, the vast majority of them have converted attics and/or attached apartments. Meaning each unit has two or three separate incomes. I have also negotiated terms for the listing brokers commission as partial down payment and to spread the rest of the downpayment out over time. In return for the use of their commission i have offered an unsecured promissary note bearing a high interest rate. Generally payments of thirty dollars or less per month. The tax assessment on these properties are mainly under $1,000. As an added bonus many of the properties in and around this area are section 8. My intention is to form a land trust or LLP and i would take a subordinate interest in the partnership. We would draw up an agreement which outlined all responsibilities and liabilities and a management agreement. I as general partner would handle all day-to-day administrative duties and would receive a 5% management fee. Also for putting these deals together i would receive an equal share of equity in the properties. I will not receive one cent of the positive cash flow until all partners have recouped their principal investments. I have structured the deals in such a way to lessen the intial cash/credit outlay of each individual investor. No more than 4 money/ credit partners per property. This of course can be restructured for just one money/credit partner. Each partner would be expected to cover a $1,000- $2,500 investment. This is a booming area.
