Greetings,

I'm in the process of refinancing the first mortgage on my house. I also have a HELOC with PNC, who has agreed to subordinate their lien to the new 1st mortgage.

I received "Substitution of Trustee" and "Full Reconveyance" notices in the mail from PNC. I'm a little confused as to why they're sending these to me since nothing is changing on the loan I have with them. I can understand the reconveyance notice if the loan were changing hands but it's not.

The Substitution of Trustee notice lists T.D. Service Company as the new Trustee on my Deed of Trust. I Googled them:

TD Service Company specializes in customized, scalable lien release and reconveyance processing and tracking services.

What are they doing on the Deed of Trust?

I have a call in to the title company but I thought I'd ask here as well. Just want to make sure something hasn't gone seriously wrong with this refinance.
