Should know this but here goes. Can you(I) charge off a tenant improvement for flooring as a (s)179 deduction. This is for commercial property / Schedule E.

Nope...Section 179 is for tanable personal property used in a trade or business. For the purposes of the section 179 deduction, a rental property (either commercial or residential) is not considered "trade or business" property.
