We elected to depreciate our rental property over a fifteen yr period. My wife is a homemaker. I'm eligable for retirement also in three years. Or I could take a one year Sabbatical and return to work. Would it pay me to sell the rental in the year of my Sabbatical (or retirement) when my income level would be zilch? Or perhaps other tax stragegies that might be equally beneficial?

It's not an election. Back a number of years ago there was an accelerated 15 year depreciation rate on real property. But now, for residential real estate, the MACRS depreciation rate is 27.5 years. Again, it's NOT an election.
