So, in fact, it's a scam to get the seller to knock 5K off the sales price and nothing more. I find it hard to believe that the buyer is stretched so thin that 5K would make or break a purchase.

It's worse than that....since she would, also, have to pay tax on the 5000, if she didn't qualify for the exclusion.
