Staging or curb appeal or ??

1.) Good photos
Their agent cut corners by taking the photos. The photos made the house look like a small dark dungeon. The photos were just pain bad: dark, reflections, glare, not level, etc... Improved photos have been posted, but the damage is done.

2.) Curb appeal
The other house has decent landscaping. A few flowers would might have helped. Posting photos accenting repaired cracks in the street wasn't useful.

3.) Staging
Staging and good photos made a significant difference in the web image of the properties. We are in Silicon valley, web presence is everything.

The other property is now active contingent. It will be interesting to see the selling price. They had dropped the asking price. Given it has been on the market almost a month, it is unlikely that the offer is over the asking price and probably is lower.
