Talk to the potential realtor about what improvements/repairs are really required, and if it is really "non-conforming". With a usable primary residence is it really non-conforming? I am not certain why you consider the second house "functionally" obsolete because it is only a one bath. As in-law quarters or guest house, a one bath unit is quite functional. It is all in how you spin it, sorry, market it.
