Thank you all for your insight and feedback, I do appreciate it lots and PI's and camtred's comments confirms my own trepidations about the matter. I will continue to save and invest and look at properties, more within my comfort range. My friend means well and wants the best for me and he has is way of doing things and I have my own way.

PI, no I am not pre-qualified for a mortgage yet and do not know how much of a loan I qualify for; if any of you know of a good bank to deal with in NY or how to find a good banker, I am open to suggestions; the banker I spoke to about pre-qualification was not that helpful or accessible even though I do my banking there.

Foo1bar you made me laugh...there are roughly 5 tenants living in the house, and the seller wondered aloud what they have been doing in there all day...the amount was $1500, not $150...
