Thanks - I didn't know there was a real estate board! I'll go look for it.

I should probably clarify a couple of things from my post - we haven't yet had any of the nightmare troubles I've read about rentals and have been doing it on/off for about 10 years. But we've increased the # of rentals in the past couple of years, and that got me to wondering if our string of good luck might come to an end - well, that became an endless loop as I then started wondering if the market's string of luck would similarly end:) We did hire a management company once to manage a long distance rental. Never again will do either a long distance rental or a mgmt co - expensive, wasteful, hard to hold accountible, in total not a good experience.

Thanks all for the input - I'm doing a plus/minus review on this before I go much further in the decision making process. And plan to look into the REIT funds to see if I can continue to diversify that way.
